Tenant Credit Report

Our company will provide you with a clear credit history of your prospective tenant. It will look at payment history, amount owed, length of credit history, new credit, types of credit in use, etc. A credit score is designed to measure the risk of default by taking into account various factors in a person's financial history. A credit score of 680 or higher is considered "fair or better" and generally the excepted score. For more information on credit score please see FAQs. A credit does not allow a spouse on the same credit check so your clients will need to place separate orders for each applicant. However, our InstaScreen Tenant Scorecard does allow the combining of multiple tenants for example husband and wife or roommates. Basically, two separate credit reports are pulled and then you join the two scorecards together to see if they qualify together, although they may have not qualified as single. This is a great tool for applicants that are going to rent together. IE: College students. Credit Reports can be processed 7 days a week 24 hours a day.
Prior Eviction Search With InstaEviction

Tenant Criminal Background Check

The tenant criminal background check is an excellent tool to assist in your tenant background screening. In most states it is the landlord's or property management's legal responsibility to keep tenants safe from dangerous conditions on a property or safe from criminal activity. Studies now show that workplace violence, drug abuse and other criminal behaviors are on the rise. A background check offers you a better sense in the truthfulness of the applicant and whether that applicant was convicted of a crime. As a landlord or property manager you must take into account your responsibility to make your property safe for your other tenants and from a business point of view secure from losses.

As a landlord or property manager you must be cognizant of the fact that prior convictions of certain crimes tend to have a high recidivism rate for repeat behavior, such as illegal drug use and distribution and physical violence toward others to include domestic violence. We provide two types of criminal background checks. The first is InstaCriminal, this provides a national data base search and the results are instant. The second is a county criminal background search which a person actually goes down to a county courthouse to check for a criminal history. Generally, this takes two days. The country criminal is not that expensive. The only drawback with this service is the time it takes to retrieve the information. The plus for this service is its more accurate.  However, most landlords or property managers tend to go with the InstaCriminal because they need to make a snap decision.
Employer Reference Check

One of the most involved tasks in tenant background screening is contacting the employer. As you know, when performing the employer background check, much of your time is spent tracking down someone to speak to on the phone, the person you need to talk with continues not to be  available, having to remind the tenant to fax back the form and having to listen to the same excuses.

This process can be time consuming. For this reason, many landlords and property managers opt not to do employer background checks. I can't tell you how important and valuable this information can be. There are those occasions when you may learn that this prospective tenant no longer works for the company or better yet has never worked for the company.

You may learn that the prospective tenant was just laid off from work. Or at worse the employee was fired for selling drugs on the company's premises. The Personal Reference Check is a handy tool to find out a little more about your applicant. Our staff will make contact with the supplied personal reference. We will ask such questions as;

- How long have you known (prospective tenant)?
- What is the nature of your relationship with the prospective tenant?
- Why do you think (prospective tenant) would be a good choice as a tenant?
- Do you know of any issues that would make this tenant a poor choice?
