Prior Landlord Reference Check

Doing a prior landlord reference check is a good way to learn a little more about your prospective tenant. The prior landlord can provide such information as whether the tenant paid his/her rent on time, was respectful of his/her neighbors, was proper notice given by the tenant, if the landlord required a deposit and if so was it returned.

This is an excellent question because if the tenant was not given the deposit then you can ask why. Wouldn’t you like to know that the prospective tenant did not get his/her deposit due to property damage?

Although there is a flip side to this as well, as the current landlord may give a glowing reference because they want the tenant out due to property damage or has unpaid rent. So it makes good sine to put more weight in doing two landlord reference checks if at all possible.
